TPO
TPO (Thermoplastic Polyolefin) is a synthetic single ply roof membrane designed for flat roofs. Typically installed by Commercial Roofing Contractors, on large commercial buildings. The roof system can last up to 20 years. It’s important to keep in mind that this product comes in different thicknesses and that will affect the durability and length of life. Due to its white color it is extremely reflective and can help save on energy cost. Making sure you pair this with the proper substrate and insulation will help you get the most out of this roofing system.
EPDM
EPDM (Ethylene Propylene Diene Monomer) is synthetic rubber single ply roof membrane designed for flats roofs. A properly installed EPDM roofing system should last 20 years. EPMD is a very durable but flexible product. It allows the roof to breath meaning heat and vapors can escape without allowing heat, moisture, and other elements inside. In Colorado where the sun beats down on average 300 days out of the years, an EPDM roof will expand and contract with heat and dryness without cracking.

Coatings like Gaco or Inland are a great way to get more years out of your roof and not have to do a full replacement. Coatings are a fraction of the cost of a full replacement. They are usually less intrusive on a business’s day to day activities. You could also possibly benefit from a tax deduction as it falls under maintenance. You would need to speak to an accountant about your specific case.
